I've stayed at Alicia's a couple times now and thoroughly enjoyed it. Her more expensive rooms out back are very private, come with A/C, private bath, really nice woodwork, all built by Chuco. Rooms inside the house are the cheaper $25 price. All are nice. She's a bit off the beaten track (south of town), but just $1 cab ride to the town square. You can come and go as you please and interact with Alicia and Chuco as much or as little as you wish. They're very accommodating folks. Alicia's link is below.

I haven't personally stayed at Hacienda San Miguel, but it gets good reviews. It's just north of the town square, so restaurants, etc. are within walking distance. Neither place has a pool or oceanview, so I guess it comes down to cost and how close to town you wish to be.
